This is one of the questions I get asked the most lately: “Is now actually a good time to buy a home?” And like most things in real estate, the real answer is... it depends.

There is never a perfect time to buy a house. There are good reasons to wait, and there are good reasons to move forward — and the right choice usually has more to do with your situation than whatever headline you read that week.

Let’s talk honestly about what the 2026 market looks like here in the Lehigh Valley and how to think through the pros and cons.

If the Time Is Right for You, It’s the Right Time

I always tell buyers this: if buying a home fits your life right now, then it’s worth serious consideration — regardless of where rates or prices land this month.

If you’re planning to stay put for a while, want stability, and can comfortably afford the payment, waiting around for the “perfect” market usually just means watching prices and rents continue to move around you.

On the flip side, if your housing situation is temporary, you’re actively working on saving more money, or you need time to improve your credit score, that’s okay too. Those are smart, intentional reasons to pause. The key is making a decision based on your reality — not fear or headlines.

Interest Rates vs. Prices: There’s Always a Trade-Off

Here’s the reality most people don’t love hearing:

  • When interest rates go down, prices tend to go up, competition increases, and bidding wars become more common.

  • When interest rates go up, there are usually fewer buyers competing — but your buying power is reduced.

There’s no scenario where everything lines up perfectly. You’re either paying more for the house or more for the money. That’s why strategy matters more than timing.

The good news? Rates change and can also be refinanced. . Prices are much harder to negotiate once you miss your window.

Even with higher rates over the past year, the Lehigh Valley has remained competitive.

For 2025, the percentage of list price received in the Lehigh Valley was 100.9%, which tells us one important thing: homes that are priced and marketed correctly are still selling at — or above — asking price.

That means, yes, we’re still in a seller’s market overall. Not every home is flying off the shelf, but good homes in good locations continue to attract strong interest.

Will that change in 2026? Maybe. But it’s still early — and we never really know how a year will play out until we’re living it.

Think Long-Term (This Is the One I Learned the Hard Way)

This is the part where I’ll be honest and a little reflective.

I wish I bought my first house sooner — much sooner.

About a decade ago, I could have bought a pretty amazing house in Bethlehem for around $250,000. At the time, it felt expensive. Rates weren’t perfect. The market felt uncertain. There were plenty of reasons to wait.

A couple years later, the market dipped a bit — which only reinforced that hesitation. But here’s the reality: long-term, that would have been a great investment. That same house would be worth a lot more today, and the short-term ups and downs wouldn’t matter nearly as much as I thought they would at the time.
